How to choose a builder in Wellington
Look for a Licensed Building Practitioner
Restricted building work on homes (work on the structure, the weathertightness or the fire safety design) must be carried out or supervised by a Licensed Building Practitioner (LBP). You can check a builder on the public LBP register at lbp.govt.nz.
Know what the law requires for bigger jobs
For residential building work that costs $30,000 or more (including GST), builders must give you a written contract and a disclosure statement before the contract is signed. Read both before you agree.
Memberships are voluntary
Membership of an industry body such as Registered Master Builders or Certified Builders is voluntary and is not the same as a licence. If a business offers a guarantee through a membership body, ask for the details in writing.
Get it in writing
Ask at least two or three businesses for a written quote that lists what is included, what is excluded and how variations are priced, and compare like with like. Ask who will be on site day to day and how variations will be agreed.
Consents and records
Many building projects need a building consent from your council. Ask the builder who will apply for it, and keep records of work and any code compliance certificate.
How we picked these
- Data: each business's Google rating and number of Google reviews, read by hand from Google Maps. Every card shows the date we read it.
- Score: everyone is scored the same way. The sum is
score = (v ÷ (v + 20)) × R + (20 ÷ (v + 20)) × C, where R is the rating, v the review count and C the average rating across all builders we've rated (4.84). A few perfect reviews can't beat hundreds of very good ones. - Minimum: at least 15 Google reviews to be ranked. Ties go to the business with more reviews, then alphabetical.
- Licence check: we only rank builders whose licence we've confirmed on the LBP register. Where we can't confirm a clear match yet, the business is shown as "Licence not yet verified" and isn't ranked. That doesn't mean anything is wrong.
- This list: 9 businesses researched, 8 with a Google rating found, 4 ranked.

FAQ
How do I check a builder in Wellington is licensed?
Search the Licensed Building Practitioners (LBP) register at lbp.govt.nz by name or licence number. It shows the licence class (for example Carpentry or Site) and whether the licence is current.
How much does a builder cost in Wellington?
Prices depend on the job, materials and timing, so we don't publish a single figure. Ask two or three businesses for written quotes that set out what is included, and compare like with like.
How did you choose these businesses?
We rank businesses on their Google rating and number of Google reviews, using a weighted average that rewards many good reviews over a few perfect ones. A business needs at least 15 Google reviews to be ranked, and we only rank it once we have confirmed its licence on the official register. The full formula is on our How we rank page.
Do businesses pay to be on this list?
No. No business can pay to be listed or ranked, and we do not use affiliate links.
I run one of these businesses. How do I correct something?
Corrections are free. Use the contact page to tell us what is wrong and how we can check it, and we will review it.
